Our roofers recommend biannual inspections especially for flat roof homes and older Northern New Mexican homes. When our roofers at LM Construction and Mechanical are on roof inspections they look for two things in particular:

  • Flashing: These areas are critical because a majority of leaks originate in these areas. Our team performs a detailed inspection of all flashing locations including skylights, perimeters, walls, penetrations, equipment curbs, and drains. These areas are particularly important in inspections because of the thermal movement, possible differential movement, and UV degradation.

  • Field: The field needs to be inspected for issues such as surface wear, lap integrity, and overall degradation.

Silicone Roof Coatings

Parapet

Parapet is found on the exterior side of the wall and is located near the top. Here in Northern New Mexico, this section of the wall will transition into the recessed flat roof of many adobe buildings. This area is usually the first to deteriorate on flat roofed or stucco structures. It is an important section of the house to maintain because it protects the upper roof line and the adjoining vertical walls. Due to the location of the parapet, it is damaged the most by extreme elements.

Often times parapets can be spot repaired with caulk or stucco products. It in not recommended to seal parapets with tar or paint products because the stucco material needs to breathe and a variety of products with deteriorate the surrounding parapet and stucco.

In most cases, rebuilding the parapets is the best option for long lasting strength and water damage remediation. The majority of parapets can be rebuilt with mesh or similar products. If possible, you want to avoid using nails which can cause additional water issues at the transition areas.
